Many people have a horizon of when they will sell their home. It can be one year, two years or five years. The family is growing and they need bigger homes…the kids are grown and they want to downsize…the house is too big as they get older…Florida is appealing…or whatever the reason. When it comes time to put the home on the market, they paint, update and remodel.

Why invest all that money, time and effort in the new owner’s home? Instead, spend money, time and effort on a home you’ll be comfortable in for however long you want. When I’ve staged homes for clients who are getting ready to put their home on the market, I’ve heard so many say, “I wish I had done it sooner so I could have enjoyed it.” Don’t be one of those people.

Get to know your kitchen

Renovating your kitchen can be very expensive, but a few small changes make a big difference.

• The cheapest way is to paint your kitchen with a new layer of paint, the color of which matches the color of the counters and cabinets.

• Changing cabinets can be expensive. If your cabinets are outdated or in need of updating, consider painting them and replacing the knobs, handles and hinges. That alone can make a big difference.

• Worktops can be another expensive investment. If yours are worn out or in need of replacement, consider using laminate instead of investing in granite or other high-quality countertops. Laminates have come a long way in recent years; they offer a wide range of colors and textures.

• Remove all clutter from the refrigerator door. The refrigerator door looks cluttered when it’s covered with your child’s school schedules, magnets, photos, calendars, or anything else. Instead, put these items on the inside of a door, wardrobe or closet.

• Organize the cupboards and pantry. Get rid of excess stuff – you know the items you haven’t used in years and probably never will.

• Choose a beautiful centerpiece for the kitchen table. Use a vase of flowers, a bowl full of fruit, a piece of ceramic or glass, or anything else that suits your taste.

• Add a plant or two to brighten up the room.

Now look at your bathroom

The charm of a lovely bathroom can remind you of a luxury hotel or a soothing spa. You can create a taste of it in your bathroom.

• Any bathroom can be instantly transformed by adding beautiful, soft towels that you display decoratively. You can buy a wall wine rack, roll up the towels and place them where the wine bottles go. Or you can wrap a few towels in a basket with scented soaps, bath oils, natural sponges and candles to create a spa-like atmosphere.

• Clear counters. That includes toothbrushes, a jar of cotton balls, paper towels, and anything else that clutters the counter. (Instead of having everything on the counter, go to a store like the Container Store, where you’ll find all kinds of shelves, racks, holders, and decluttering items.) Get an attractive soap dish or use a liquid soap dispenser for your bathroom counter.

• If your bathtub is old and worn, and the tiles in your shower are no longer attractive, you can call a company like Bath Fitter to install a new tub and wall right over the old one. Bath Fitter claims to complete the installation in just one day.

• Mirrors often turn silver after years in the bathroom. Replace them, perhaps with mirrors with beautiful frames.

• Replace faucets, knobs or door pulls and towel rails for the latest look.

• Bring a vase with flowers, willows or leaves. Either pick them from your garden or get silk ones.

In and around the house

Take a look around your home to see what else you might be able to update or redo:

• If your wooden floors are worn or dirty from years of walking on them, it’s time to sand and coat them with polyurethane.

• If your carpets are stained or no longer look clean, it may be time to have them professionally cleaned or replaced.

• If your wallpaper is peeling (and it usually starts at the seams), is it time to remove the paper and paper or paint again?

• If the walls are full of children’s fingerprints or the paint doesn’t look fresh and clean, it’s time to repaint.

• If your roof’s shingles are disappearing, it’s time to have your roof looked at and possibly replaced.
